Reference Check Questions - Questions to ask your builder

 

OK, everyone knows they should ask a builder for references if the building work you are having done is substantial. Anyone having an extension built for example, would be asking for trouble if they did not first ask for and then verify at least 2 of the builders previous jobs.

When you ask a builder for a reference you are not asking him to go back to his last 3 customers for a letter of reference. All you want is the names and addresses of his last 3 jobs so that you can check reference questions yourself. In other words you decide what to ask instead of just being given a letter that doesn't cover what's important to you.

So anyway, you have your quotes from three builders and prices range from £22k to £23 500...£1500 is a lot of money so do you automatically go for the cheapest?

After collecting all the builders references you start visiting the addresses of the last 3 jobs each builder did. You may well find the dearest quote got his jobs done on time and with no added on "extras" where as one of the other builders reference checks confirmed he only worked 2 days a week so the work took forever to finish and the other builders references said he always had a list of extras which bumped up the final price. So now which builder would you choose?

When you ask a builder for references of his last 3 jobs always try to visit at least one of them rather than just telephone, just to verify their is a new garage or extension at the home. He could, after all, simply give you the names and phone numbers of 3 cousins who have never had any work done but are primed to give glowing references for the cost of a few pints from the builder.
